This Privacy Policy explains the information we collect, how we use and disclose it, and the choices available to you.

Depending on the form or communication, this may include your first and last name, email address, telephone number, brokerage or company, property address or neighborhood, project type, anticipated scope, timeline, estimated property value or listing price, budget or property-condition details, materials or photo links, and the contents of messages you submit.

When you visit the Website, our analytics tools and service providers may collect limited technical and usage information, such as browser and device characteristics, IP address, pages viewed, referring source, approximate location derived from IP address, and interactions with Website features. The precise information collected depends on your browser settings and the configuration of those services.

We may also receive information from a broker, referral source, or person acting on your behalf, as well as information submitted through a Meta Lead Ad or Meta Instant Form if we operate one. The intended Meta higher-intent Instant Form will collect only first name, last name, email address, telephone number, and project type. We receive the information that the form provides to us in order to respond to the requested inquiry.

2. How We Use Information

We use personal information to respond to project and property inquiries, evaluate potential project fit, communicate with you directly, schedule or prepare for consultations, administer customer and lead records, protect the Website and our business, comply with legal obligations, resolve disputes, and improve the Website and our services.

A project inquiry asks Patterson Homes to contact you about that inquiry. We may respond through appropriate human sales communications, including an individual telephone call or one-to-one email. Submission of an inquiry does not by itself enroll you in recurring promotional SMS messages or an ongoing marketing-email program.

3. Meta Lead Ads and HubSpot CRM

If you submit an inquiry through a Meta Lead Ad or Meta Instant Form sponsored by Patterson Homes, Meta processes your information under its own privacy practices and provides Patterson Homes with the information that the form collects. We use that information to respond to your requested project inquiry.

Patterson Homes intends to use HubSpot CRM to administer prospective-client inquiries. If a HubSpot workflow is activated, submitted lead information may be stored and organized in HubSpot for inquiry response, relationship administration, and internal Patterson notification. This conditional description does not represent that HubSpot tracking, forms, or CRM processing is currently active on the Website.

4. Cookies, Analytics, and Similar Technologies

The Website currently uses Google Analytics 4 and Manus Analytics (Umami) to understand Website traffic, page use, and interactions with Website features. These services may use cookies, pixels, local storage, or similar technologies depending on their configuration and your browser. We use this information to understand Website performance and improve the user experience.

As of the Last Updated date, our production audit did not detect an active Meta Pixel, Meta Conversions API, HubSpot tracking code, HubSpot embedded form, HubSpot CRM integration, or Google Tag Manager container on the Website. We will update this Policy when material processing practices change.

Most browsers allow you to control cookies or similar technologies through browser settings. Some analytics providers also provide their own controls. Do Not Track is not a uniform industry standard. Where applicable law requires recognition of a legally valid opt-out preference signal, such as Global Privacy Control, we will process it as required by that law.

Legal definitions of "sale" or "sharing" can differ from ordinary usage, particularly in connection with advertising or analytics configurations. We will evaluate any future advertising or analytics configuration and provide notices or choices required by applicable law.

We do not provide mobile opt-in or consent information to unaffiliated third parties for their own marketing purposes. If Patterson Homes later offers an automated messaging program, mobile information may be disclosed only as needed to carriers, messaging platforms, aggregators, and processors that provide that messaging service, and only subject to applicable law and any required separate consent.
